How to Buy Tax Foreclosures in Houston, Harris County, Texas

Houston, Texas and in particular Harris County, is a good place to pick up cheap real estate. Currently, single-family residences are running between 30 and 40 percent under what their normal retail value should be. The retail housing market is good for buyers right now, but still very risky since nobody knows how far it is going to fall before it is over or when it will end.

The very best deals are in the wholesale market. If you want to find a deal in Houston, then tax lien foreclosures present the best opportunity. All Harris County foreclosures are auctioned at the Harris County Family Law Center, 1115 Congress Street in downtown Houston on the first Tuesday of every month from 10 a.m. to 4 p.m. Tax lien foreclosures as well as other types of foreclosures, such as HOA (home owner’s association) foreclosures and bank foreclosures are auctioned off at the same location at the same time.

If you are concerned about the previous owner invoking redemption rights there are two courses of action that you can take. One is to purchase the rights from the previous owner. The second is simply to wait until the redemption period ends and make no improvements on the land that could result in monetary losses for you.

You will have to register before you can bid. You can avoid some confusion on the day of the auction by registering ahead of time at the Harris County Tax Office website, below. You will be required to make your purchase in cash or money orders at the site of the auction.

Be an informed buyer because once you’ve bought, it is yours, including liabilities. Do your research on the properties by checking the property values in the area and making a physical assessment. If you are viewing a lot of properties in the area it’s a good idea to get a GPS or a computer mapping program like DeLorme that will let you map a route from one location to another.

Hurrah! Congress Finally Solved a Problem…or A Sign The Apocalypse Is Upon Us

We can rest easy now. According to a December 3, 2010 Associated Press article, our political class and the Congress they run have finally com together in a momentous manner to solve an issue facing all Americans. Would could it be, you say:

– Did they finally win the War On Drugs that plagues our country? No, still working on that one since the late 1960s.

– Did they finally come up with a comprehensive energy strategy that protects our national interests and defense and helps save the environment? No, still working on that one from the mid 1970s.
– Did they finally find a way to fix our failing public school systems? No, still working on that one, a problem that was identified in the early 1980s by the Reagan administration.

– Did they finally find a way to solve the illegal immigration problem and come up with a strategic plan to deal with immigration? No, still working on that one which has been around for decades.

– Did they finally find a way to deal with the fast approaching financial insolvency of Social Security and medicare? No, still working on that one even though they have known about the aging of the baby boomer generation and its impact on these entitlement programs for decades.

– Did they finally find a way to get government spending under control? No, still working on that one and moving in the wrong direction with the Presidential commission On Debt Reduction failing miserably to garner enough votes to move their recommendations to Congress.

– Did they finally find a way to bring home our troops that are so widely, expensively, and foolishly distributed around the world? No still working on that one also.

– Did they finally find a way to create more jobs and reduce the unemployment rate in this country? No still working on that one and also moving in the wrong direction with the statistics announced today showing that unemployment is rising and private sector job creation is a fraction of what first time unemployment benefit filings are.

No, unfortunately, Congress made little progress on most of these issues today and in a few, actually lost ground. However, we can thank them for passing legislation that would prevent television advertisements from being louder than the shows they are embedded in. The bill was sponsored in the House Of representatives by Congresswoman Anna Eshoo of California and in the Senate by Sheldon Whitehouse. These are two real life politicians and their staffs working and wasting resources on an issue that pales in importance to some of the problems listed above. If you surveyed every household in America and asked them to rank the issue of television commericals’ sound volumes, where do you think it would rank? Would it make the top 50 issues facing American households today? Would it make the top 100?

What a pitiful issue to be working on. I would bet that most of America does one of the following when a television commercial comes on:

– They mute the sound with their Mute button.

– They use their DVR to fast forward through the commercials.

– They leave the room to get something to eat.

– They leave the room to do something else.

It would seem that these four options, all within the control of the person, would more than neutralize the impact of higher sound volume of commercials. Why do we need dozens of  Washington people working this nonsense when other critical issues go unattended and unsolved? And now the President will get involved and waste some of his time to sign this bill, even though the problem of the Bush tax cuts is not yet resolved and our service people are still dieing and getting wounded in two wars and our government apparently cannot keep a secret (i.e. Wikileaks) and a whole set of other issues might be better served by the President than taking even five minutes to enact this legislation.

What is really pathetic is a quote in the article from Senator Whitehouse: “Every American has likely experienced the frustration of abrasively loud television commercials. While this may be an effective way for ads to grab attention, it also adds unnecessary stress to the daily lives of many Americans.” I would bet that not being able to find a job is  more stressful than the sound volume of TV commercials. I would bet that seeing my child not get a good education in our public schools is more stressful than the sound volume of television commercials. I would bet that having a loved one become addicted to drugs is more stressful than the sound volume of television commercials. Fix these real problems and Americans would be able to cope with the stress of high commercial sound volumes.

So I guess I should be happy that Congress finally agreed to do something. But I am not happy, I see this as another sign that the apocalypse is upon us. It helps verify the suspicions of many Americans that the political class does not know how to solve the big problems facing the country and American families today. Thus, to justify in their own minds that they are important, they work on trivial matters that have absolutely no bearing on our general welfare. It’s that old cliche that the political class is only good for rearranging the deck chairs on the Titanic rather than getting up in the crow’s nest looking for the much bigger icebergs floating out there that could really affect our voyage.

 We need to find a way to greatly downsize government so that it works on fewer but more important problems and provides an added focus to those problems. If properly executed, the political class would not be working on trivial matters like the sound volume of television commercials since the funding and resources to do so would have been eliminated or switched to the national drug problem, the public education problem, the immigration problem, and only a handful of other important, national issues.
 

Word of The Lord For 2011 – Part 2 of 3

In This Second Series of Prophetic Words for 2011 – 2 of 3, the strong Word that comes forth is this:  Connect, Re-connect, Stay Connected, Alignment and Re-align, Position and Reposition
Watch for the Signs…and Watch Your Words…

These Are Words Which Are Not New Are Now Carrying A Stronger Intensity, Emphasis And Sense of Urgency

A.  Connect, Re-connect and Stay Connected!  Here is a Word which we will be given greater clarity about in the days ahead.  Over the years, we have individually made many acquaintances, friends and close friends.  With this coming year and the next few years, there will be a greater need to know “those who labor among us.”  Those with whom you have dealt with in the past and present.  Even if you have been “dis-connected”: re-connect now!  Be it by email, fax, snail mail, a phone call or carrier pigeon: re-connect!

 

Relationship(s) will be primordial in the upcoming days.  It will be necessary in order to survive and prosper during these end-times.  Whether they are Christian or not – connect!  You will never know who God will use to help you, even a stranger.  And you will also never know who God would have you to help, even a stranger.  In so doing, many have “entertained angels unaware.”

 

Please heed the following Word given through Prophet/Apostle Chuck Pierce.  “In the days ahead, you are going to have to know the “house” you need to go to; whether it be the church God has placed you in or a home fellowship, etc. You need to know what house you need to go into or you will be in the enemy’s house.”

“ And we beseech you, brethren, to know them which labor among you, and are over you in the Lord,

and admonish you…”  1 Th 5:12

B.  Alignment and Re-Alignment, Position and Re-Position
Many of us have over the years, for various reasons or another, been taken from the path that God had put us on in our life journey.  Some have always, thank the Lord, been on the path.  Others of us had been well positioned, even next in line for promotions or “going to the next level.”  Yet, because “stuff happens” in life, satan our adversary, managed to derail us from our God ordained position(s).  We got out of position and we got out of alignment yet, God is relentlessly bringing us back to the place where we got off track.

He’s bringing us back to the “point of our departure”.   And He won’t finish until we are back in position, re-positioned.  We may have to leave a job and start another.  We may have to sell our condominiums, our jewelry, file for bankruptcy, yes, even go through a divorce.

“I CAN’T BELIEVE YOU SAID THAT!”

 

He may have us go through hell and high water, but it will be worth it to leave the hell many of you are now enduring for various reasons and many seasons.  If you ever gave your heart to the Lord but your mind and body took you elsewhere, guess what?  He will finish the job that He began with you and has a way to redeem the time you lost.

But we will have to go back many times, to the “point of our departure”.  Some of you can expect to go back a full 180 degrees to the point where you “got off track” and be put back “on track” with God’s Plan for your life.

 

Get back in sync with God even if you realize you missed a window of opportunity. When one window closes, the Lord has a Divine plan to reposition another time and another place for you to enter His flow of  blessings. How many times do we wish we could go back in time to undo or redo something? Although the Lord doesn’t take us back in time, He has the ability to bring “our past into our future” so we have a second opportunity to choose and get back in His perfect timing.  In order to read this article in its entirety, and thank you for reading this first part – your life may depend on it.

Exempt Property

When Denver bankruptcy lawyers file a bankruptcy petition, all assets belonging to the filer fall under the supervision of the court, which may deem it necessary to liquidate some of the assets to pay off creditors. As a result, a debtor’s assets are classified either “exempt” or non-exempt”.

Each state may define exempt assets differently. Denver bankruptcy lawyers can help you understand Colorado’s definition but, generally speaking, the term means assets that cannot be seized by the court or by creditors. Even in a Chapter 7, or absolute bankruptcy, the court recognizes that you must retain some property to exist from day to day. Generally, “every day” things are exempt, such as your toothbrush, hair dryer, “ordinary” furniture (compared to exotic or antique furniture). Items of a personal nature or medically necessary are also usually considered exempt in all states such as walkers, crutches or wheelchairs.

Individual states can also set limits as to the amount of exempt property a filer may retain.

For example, the value of your clothing or jewelry is exempt up to a certain amount. The court is unlikely to seize your wedding ring unless it is extraordinarily valuable. Any assets over this set limit are subject to liquidation and the proceeds equally distributed among creditors as the court’s discretion.

Most states consider the following assets exempt:

Unpaid wages Some of the equity in a residence. Some of the equity in a vehicle. Life insurance value Tools of a trade or profession, usually up to a set limit Reasonable necessary clothing Reasonably necessary furniture Household appliances Jewelry, up to a set limit (usually a few hundred dollars) Pensions Public benefits

A sad truth is that by the time most people have reached the point of filing bankruptcy with Denver bankruptcy lawyers, their assets have dwindled to the point that the court considers them either exempt or worthless.

In the case that property has become worthless, the trustee assigned to the case may “abandon” the property, finding that it has no value and the debtor may keep it. Some property may be considered by the trustee to be too “cumbersome” to sell. This usually applies to something antiquated or else too odd to bring sizable market value. In this case, the trustee may also elect to abandon that property as well.

Under chapter 13, you have to pay off your debt within five years under a loan modification arrangement. Your monthly amortization payments will be lowered and you get to keep your home.

When filing for a bankruptcy claim, you are required to attend a number of credit counseling sessions. Failure to comply with this program would mean denial of your bankruptcy petition before the court. Only experienced and licensed credit counselor can give you the counseling so make sure you find one to back up your petition for bankruptcy. But a word of advice: resort only to bankruptcy plea if it is the only remedy left.

Are you currently looking high and wide for a Calgary REALTOR®? Or maybe you have decided to make a move and you are not sure where or how to start your search.

There are currently just over 5000 Calgary REALTORS® as of March 25th according to the Calgary Real Estate Board. There are a few stats that I have heard that perhaps you should consider before you start your Google search or begin asking your Facebook and Twitter friends for REALTOR® referrals.

Now bear in mind I am not able to substantiate these stats however they come some pretty reliable sources! The first one relates to the number of REALTORS® that actually closed a transaction in 2009…Out of the approximately 5300 licensed Agents at the time only 
That is ! In 2010 there wasn’t much difference in that stat..in fact it got a little bit better coming to about 50-50, that is 50% of all Agents helped sell or buy a home.

So what do these stats mean?

Well it means that in selecting the Calgary REALTOR® that you want representing you, you need to be careful. You will need to make sure that the Agent you interview is actually (in my opinion) a full time REALTOR®. That the person you interview can give you stats on their sales history and that they have a proven record, and also what additional training they may have to be able to help you out.

There are a lot of part time REALTORS® out there and the stats above give proof to that statement. I feel I can honestly speak to this because I started out as a part time REALTOR® 4 years ago. I quickly realized that I was doing a disservice to my clients in “wearing two hats”. I needed to make a decision, and did so in April of 2008, when I left my 6 figure a year job to go into real estate.

Something I can suggest to you if you are not sure where to start is ask your friends and family for referrals. Go to Facebook and Twitter to see if you can get some solid leads on finding a Calgary REALTOR®.

Also for the people that you choose to interview, make sure to do a Google search on them to see what kind of “digital footprint” they have. This is in my opinion is one of the most important things in being able to market homes and help buyers find homes. Not having a web presence in 2011 is a HUGE mistake for the average REALTOR®.

Why we need an architect to build a house

Home is the place to find the tranquility, the house is a place where we can remove the dead, if we are sick, we definitely find a doctor to cure our diseases, if we have damaged the car and then we find a mechanic to fix our car. And what we need when we want to build a House? of course, an architect who we are looking for. Sometimes how many people think we have to pay an architect’s house, although we only want to build a house for a few, sometimes thoughts like this happen often in the mind about how many people need to call an architect to build a house design House that we are building, the thought is often “a certain expensive services architect to build the House.” Thought is what we have to lose, an architect will provide the solution – the solution we build on the House plan, the architect usually find a solution both in terms of design, space and composition are also costs that must be provided for housing development plans in order to comply with ability that we have.
