Cheap Condos – Buy, Sell or Rent Condominiums – Condos for Sale in Major US Cities

You might be considering buying a condo as a first dip into the real estate market. This might be due to the fact that you are just starting out as a family, or you are a student or other younger person who wants to own something, and not just see their money sent off every month towards rent, with no returns at all. On the other hand, you might be an older person whose children have all moved out and who wishes to take advantage of the sale of the family home by moving somewhere smaller and saving the leftover profits from the sale.

All three situations are common to condominium buyers, but in fact there are quite a few downsides for at least two of the demographics prone to invest in condominiums. Let’s take a look at some thought processes behind condominiums purchases, and what the purchase will look like in reality.

A condominium is similar to a house as an investment, in that it will increase in value.

Condominium mortgage payments are equal to what I would be paying in rent anyway. This preconception about owning a condominium is actually true. The down payment to purchase a condo is pretty low, and there are tax deductions which do not apply to rent. However, you have to keep in mind the association fees which are attached to condo ownership. These fees will rise every year, sometimes dramatically. Moreover, you will pay them for as long as you own the unit.

A condominium will serve as a source of income when I am ready to buy my own house and move out through renting. Again, this idea rarely plays out in reality. Condo owners will be competing against the owner of the building when it comes to finding renters AND buyers.

Condos offer community living without an invasion of privacy. This is true. If you like the idea of living in the same complex with people you establish relationships with, including common area activities, then you might be perfectly suited to condo living.

Condos are easier to upkeep than houses. Also true. There is no need to mow a lawn with a condo, and you don’t have to worry about the heater or air conditioner blowing. Just remember that any job you don’t have to do, someone else will, and they will be paid through association fees.

Word of The Lord For 2011 – Part 2 of 3

In This Second Series of Prophetic Words for 2011 – 2 of 3, the strong Word that comes forth is this:  Connect, Re-connect, Stay Connected, Alignment and Re-align, Position and Reposition
Watch for the Signs…and Watch Your Words…

These Are Words Which Are Not New Are Now Carrying A Stronger Intensity, Emphasis And Sense of Urgency

A.  Connect, Re-connect and Stay Connected!  Here is a Word which we will be given greater clarity about in the days ahead.  Over the years, we have individually made many acquaintances, friends and close friends.  With this coming year and the next few years, there will be a greater need to know “those who labor among us.”  Those with whom you have dealt with in the past and present.  Even if you have been “dis-connected”: re-connect now!  Be it by email, fax, snail mail, a phone call or carrier pigeon: re-connect!

Relationship(s) will be primordial in the upcoming days.  It will be necessary in order to survive and prosper during these end-times.  Whether they are Christian or not – connect!  You will never know who God will use to help you, even a stranger.  And you will also never know who God would have you to help, even a stranger.  In so doing, many have “entertained angels unaware.”

Please heed the following Word given through Prophet/Apostle Chuck Pierce.  “In the days ahead, you are going to have to know the “house” you need to go to; whether it be the church God has placed you in or a home fellowship, etc. You need to know what house you need to go into or you will be in the enemy’s house.”

“ And we beseech you, brethren, to know them which labor among you, and are over you in the Lord,

and admonish you…”  1 Th 5:12

B.  Alignment and Re-Alignment, Position and Re-Position
Many of us have over the years, for various reasons or another, been taken from the path that God had put us on in our life journey.  Some have always, thank the Lord, been on the path.  Others of us had been well positioned, even next in line for promotions or “going to the next level.”  Yet, because “stuff happens” in life, satan our adversary, managed to derail us from our God ordained position(s).  We got out of position and we got out of alignment yet, God is relentlessly bringing us back to the place where we got off track.

He’s bringing us back to the “point of our departure”.   And He won’t finish until we are back in position, re-positioned.  We may have to leave a job and start another.  We may have to sell our condominiums, our jewelry, file for bankruptcy, yes, even go through a divorce.

“I CAN’T BELIEVE YOU SAID THAT!”

He may have us go through hell and high water, but it will be worth it to leave the hell many of you are now enduring for various reasons and many seasons.  If you ever gave your heart to the Lord but your mind and body took you elsewhere, guess what?  He will finish the job that He began with you and has a way to redeem the time you lost.

But we will have to go back many times, to the “point of our departure”.  Some of you can expect to go back a full 180 degrees to the point where you “got off track” and be put back “on track” with God’s Plan for your life.

Get back in sync with God even if you realize you missed a window of opportunity. When one window closes, the Lord has a Divine plan to reposition another time and another place for you to enter His flow of  blessings. How many times do we wish we could go back in time to undo or redo something? Although the Lord doesn’t take us back in time, He has the ability to bring “our past into our future” so we have a second opportunity to choose and get back in His perfect timing.  In order to read this article in its entirety, and thank you for reading this first part – your life may depend on it.

Bratenahl Place, Cleveland, Ohio

Bratenahl is but one of the many historic villages that comprised the development of Northeast Ohio, but it is one that has remained a village.

Occupying a small sliver of land between the Lakeland Freeway (Interstate 90 and State Route 2) and Lake Erie’s shore in the eastern reaches of Cleveland, Bratenahl embraces the winding length of Lake Shore Drive. Throughout much of its 105-year history, the Village has been noted for its many grand single-family homes and estates.

However, that traditional character was modified in 1967, with the development of One and Two Bratenahl Place on eighteen acres of waterfront land. The two 16-story high-rise structures brought dense multi-family condominium living to this low-scale single-family village.

One Bratenahl Place, pictured here, is the larger of the two structures, housing 178 condominium residences plus 3 guest suites and a restaurant. (Its smaller relation houses another 72 residences, and provides other resident amenities, such as a library, party room, exercise area, rooftop terrace, etc.) Both buildings were developed in the Brutalist Style, with crisp, utilitarian geometry and punctuated fenestration.

Bratenahl Place’s land development includes underground parking, a swimming pool, lakeside fire pit, walking paths, clay tennis courts, and both formal and informal gardens. The site abuts an additional 11-acre land preserve.

Why I Love Paying Condominium Fees

When considering the purchase of a first home, many new buyers are told to avoid condominiums in their consideration as the monthly maintenance fees seem like an unnecessary, additional expense which most think is a waste of money.

However, for individuals who have already owned a condominium, the need to contribute to the monthly maintenance fees becomes clear and justifiable. In fact, the costs involved in maintaining a house becomes even more evident for owners of landed properties. Anticipation should be made by homeowners to set aside funds for unexpected repairs, necessary upgrades and routine maintenance. All these can actually come up to thousands of ringgit annually.

In most cases, the bulk of the condominium maintenance fees are directly related to expenses which will naturally be incurred indirectly to any homeowner. For example, banks will normally require that the would-be homeowner purchases insurance coverage of at least one year on the property. On the other hand, a master insurance policy is usually purchased by the management of a condominium already. This master insurance policy already covers most of what is covered by an individual homeowner’s policy, although there might still be a need to purchase additional coverage for the unit’s contents. This master insurance policy is a good example of where the money paid as monthly contributions goes. Payments for municipal water and sewerage charges are another often overlooked expense that needs to be paid if you own a landed property.

Apart from that, the monthly contributions are more often than not set aside into a reserve account known as a sinking fund on a monthly basis. This fund is essential in the event an unexpected expense arises, or for future upgrading and restoration works of the condominium. However, if the association does not have a substantial allocation for this reserve, it would be wise to set aside funds yourself in the event that any rectification is required in the complex. In this case, there will be a special assessment bill and the money set aside will come in handy.

For owners of landed property, other costs to take note of could include money for landscaping, restoration, maintenance and trash collection. However, irrespective of whether your home is a landed property, townhouse or condominium, care should always be taken to perform routine maintenance to ensure that the property of the value can be preserved. Some of the works which make the list include getting a new coat of paint, resurfacing of the driveways, cleaning the gutters, removal of stains, pruning of plants and etc. These works, although seemingly trivial are a critical step in preventing small problems from ballooning, all of which could cost Why Would I Want to Pay Condo Fees much more in time to come. However, a condo owner would not have to worry much as these would have been taken care of by the monthly contributions.

The maintenance fees are usually dependent on the size and facilities provided in the complex. Facilities such as lifts are expensive to maintain, while other luxuries such as a swimming pool add on to the cost significantly. Other amenities within the development such as a spa, playgrounds, gymnasium and etc. require additional maintenance costs. Apart from that, a management company is usually engaged to oversee the maintenance of the development. By doing so, the burden of taking care of the condominium is taken care of by this party and you, the homeowner can spend more time on work or with the family. Last but not least, most condominiums today are protected with multi-tiered security access cards, ample security personnel, closed circuit televisions and etc., all which provides peace of mind but come at a cost, which is once again borne by the owner through the contribution of maintenance fees.

As a conclusion, maintenance fees for a condominium should not be a deterrent for potential buyers as these are justifiable fees which are part and parcel of the costs involved in owning a property. The key is to perform sufficient and thorough research to ensure that the money contributed is well managed and channeled back to the residents by proper maintenance and looking after of the property. By doing the necessary homework anticipation can be made to prepare you for the rewarding journey of home ownership.

How do You Feel About Lifestyle Centers?

Lifestyle centers are shopping complexes such as Peninsula Town Center, The Town Center of Virginia Beach and Reston Town Center that combine shopping, condominiums and high rise apartment complexes, and other services within a few blocks that have been redeveloped, gentrified or built up (if nothing existed there previously) into a dense, urban, walkable space within a city or suburb. The concept goes back to the late eighties, but in the last two decades “dead malls” have been redeveloped into lifestyle centers and areas like Virginia Beach that were characterized through urban sprawl have used lifestyle centers to create a downtown where one had previously not existed.  According to USA Today, the first lifestyle center may have been the Country Club Plaza in Kansas City that dates back to 1923.

California probably has more lifestyle centers, and malls in general, than any other state, which would not come as a surprise to anyone.  But we all know about the history of lifestyle centers and the idea of having shopping, retail, and apartments in one place.  Do you feel as though lifestyle centers are fake, pretentious, empty attempts at creating an urban, walkable atmosphere in suburban areas or do they really add to the atmosphere and give suburban areas that urban feel that they may have previously been missing?  Can a the develop of a lifestyle center become the impetus to redevelop an suburban area into a dense, urban area or are they isolated complexes that are separated from the suburban areas they exist in (although they are clearly encapsulated by suburban development)?  Are lifestyle centers better than traditional indoor shopping malls with humongous parking lots or are they better on the eyes?

Not all lifestyle centers include residential development.  The Shops at Atlas Park was built on a 25 acre industrial park, so it understandable why apartments or condominiums would not be part of the plan.  What is interesting about lifestyle centers is that while suburban shoppers want more upscale and concentrated development, inner city shoppers want more chain stores and amenities that one would traditionally associate with the suburbs.  An article in the NY Daily News states that Bronx shoppers want more chain stores in the borough.  They finally got those stores in 2009 with the development of the Gateway Center which boasts 6 floors of suburban retail.  You can actually see it from the highway, and while you do not expect stores like Target and Toys R Us in New York it says that we all really want the same thing out of our shopping experience.  In fact when the Yankees have a game in New York the parking lot is often occupied by fans watching the game, as opposed to shoppers, parking is .40 an hour.

There is nothing wrong with suburban sprawl coalescing into 20 story development at a lifestyle center or bringing a piece of suburbia to the inner city.  Too often the suburban path can only be crossed by automobile, and the urban path includes a plethora of mom and pop stores but nothing recognizable to anyone that does not already live there.  I could be wrong, but I doubt that New York would ever be dominated by chain stores or that cities like Virginia Beach would ever resemble New York.  Lifestyle centers may be a way for shoppers to enjoy the best of both worlds as they often emulate the feeling of walking down a sidewalk and seeing one store next to another in suburban areas for shoppers without making them feel as if they need to go to a city like New York or Chicago where that is already the case.  There is no one size fits all approach to retail, but lifestyle centers are filling that niche for a unique shopping experience in the suburbs …

Modern Condominium Lifestyle Advantages

Living in condominiums may not be for everyone, but many people will see that there are a lot of great advantages. Living in today’s new condos is unlike any living experience that has ever existed. The new condos in America’s cities are more than just a nice apartment that people can own; they offer many new amenities and a lifestyle choice that a lot of people prefer.

The real estate market has exploded with Boston condos, Chicago condos, Los Angeles condos, San Francisco condos and condominiums in every major American city. They have provided home ownership possibilities to people that may otherwise not have been able to afford it. The new condos in cities large and small have also provided investment opportunities for many real estate experts. While condominiums may not be perfect for large families or people who need extensive space and privacy, they are a perfect option for many others.

The first advantage of condos is that they are cheaper than single family detached homes in most cases. Since condominiums are found in large complexes and do not include big back yards for each individual unit, the developers can sell them for much less than they would a single family home. This makes many new condos good for investors and first-time home buyers. While there are many luxury developments of Las Vegas condos and New York condos that have become quite popular, there will always be more affordable options as well.

]]>

Condominiums are also good options for retirees who are downsizing or parents of older children who have left the house. Once the kids move out to go to college, begin working or start families, many people find the space in their home is no longer necessary. Parents often downsize to a condominium and use the cash left over from the sale of their home to take early retirement. The extra money left over after moving into a condo can also be used to help pay for their tuition or invest.

People who travel a lot may also find many advantages to living in condos. Professionals who travel for work often see problems that arise from having a home sitting empty for weeks or months on end. Burglaries and graffiti are natural results of leaving a home empty. With condominiums, however, it’s much harder for someone to tell if a person is home or not. This makes condos very popular with pilots, flight attendants, sales people and executives that travel a lot.

Another benefit of condos over detached homes is the amount of maintenance required to keep them up. A condominium requires maintenance inside the unit itself, but the homeowners’ association is responsible for the upkeep of the common areas. This includes the hallways, outside of the buildings, landscaping and shared facilities. The amenities such as swimming pools, fitness centers and tennis courts also give condos an edge over other types of dwellings.

Condominiums are not for everyone, but they have some clear advantages over detached homes in many situations. People who continue to rent or are unhappy with their current living situations should consider some of the new condos in their city; they might be surprised at all the benefits they find.

Choosing Between Condominiums and Houses

According to many real estate experts, houses and condominiums are some of the most popular and in-demand types of housing in the Philippines today. Part of what made these popular and in-demand is because of its benefits in which many all Filipinos can benefit from, such as houses’ affordability and condominiums’ luxuries. So which of these types of housing is best for you?

Condominiums
If you have the budget to buy a new house for sale Philippines, and wanted to get the best of it, then its best to just buy a new condo unit. There are many types of condominiums in the Philippines today, and some of the most popular are those found in the city.

The main advantage of condominiums in business and commercial districts is its accessibility to workplaces and other popular “hang-out” areas such as malls. This makes it easier for its residents to reach these places without having to go through the hassles of rush hour. And although found in the busiest districts, these condominiums can still offer the privacy and peace in which any residents expect from their homes.

However, a number of new condominiums were introduced in the Philippines which is aimed not for those Filipinos working around the clock, but to the many Filipino families looking for a modern type of housing for their growing children. These new types of condominiums are known as condominium complexes.

Compared to condominiums in the city, condominium complexes are mostly found in the outskirts while some are even found in the provinces, such as the many condominiums found in Tagaytay. Because of its location, these types of condominiums became popular among many modern Filipino families. However, the main reason why these types of condominiums became popular is because of its amenities.

Amenities such as swimming pools, gyms, recreational parks, and playgrounds are some of the reason why condominium complexes became more popular among many Filipino families.

Houses
The only disadvantage of condominiums is its expensiveness, which is why houses are still one of the most popular types of housing in the Philippines. According to many Filipinos, the price of a single condo unit in business and commercial districts is enough for them to buy a 2 to 3-story high house in neighboring cities.

Although not as advantageous compared to condominiums in terms of location, living in a house can still offer the accessibility needed to get to work. The only disadvantage is that residents would have to go through the hassles of rush hour before they can get to work.

In addition to its accessibility and affordability, houses are still popular because of its family-oriented environment compared to living in the heart of the busiest districts in the country.

However, there are a number of new house for sale Philippines which is known to be more affordable compared to other types of houses in the Philippines, even more affordable compared to renting an apartment. This is because these new house for sale Philippines can be bought and paid in installment.

Another major advantage of these new houses other than its new terms of payment is its amenities which is similar to that of condominium complexes. Because most of these houses are found in housing communities, residents can enjoy the luxuries of living in such communities including swimming pools, parks and playgrounds. The difference from condominium complexes is that these are more affordable. For more information visit to our site at http://www.ayalalandpremier.com
